An irrigation check is a visual look at your sprinkler heads and zones during your regular home watch visit. When you are away, a broken head can spray the same spot for weeks, an overwatered bed can turn soggy and a dry patch can turn brown, and nobody notices until you return or the water bill arrives.

On each visit we look at the visible sprinkler heads and zones. We note overwatering, pooling water and dry spots, and we add a photo of any problem to your timestamped photo report. Your landscaper hears about it early, before a small issue becomes a brown lawn or a big water bill.

This add-on is billed monthly with your home watch plan. With your approval, we pass our findings to your landscaper. We do not repair irrigation, program timers or do landscaping work, which stay with your landscaper or irrigation company. Tell us at your free walkthrough who they are.

We note overwatering and pooling water on lawns, beds and walkways, which can waste water and damage landscaping.

Photo of any problem

Any problem we find goes into your timestamped photo report with a photo, so you see exactly where it is.

Passed to your landscaper

With your approval we pass our findings to your landscaper, so the right person hears about the problem early.

Call if it is urgent

If we find something that needs attention right away, such as heavy pooling, we call you with photos.

Billed with your plan

What happens during an irrigation check?

    We tour your home and yard with you and note the lawn and beds. You tell us who your landscaper is, so we know who to pass findings to with your approval.

    Yard check each visit

    At your scheduled visit we look at the visible sprinkler heads and zones for broken heads, overwatering, pooling water and dry spots, and finish your regular checklist.

    Photo report

    You receive your timestamped photo report after the visit. Any irrigation problem appears with a photo and a note next to the inside and outside checks.

What does an irrigation check include?

How much does the Irrigation Check cost?

It costs $15 per month. It is a flat monthly add-on to a True North Home Watch plan and is billed along with the plan, so there is no separate account. Home watch plans start at $110 a month. Irrigation repairs, timer programming and landscaping work are not included and are billed by your landscaper.

Will you fix a broken sprinkler head?

No. Irrigation repairs are not part of this add-on. We find the problem, add a photo to your report and, with your approval, tell your landscaper or irrigation company. They make the repair and bill you directly. You hear about the problem early, without having to be in town to spot it.

Can you change my sprinkler timer or schedule?

No. Timer programming is not included. We look for visible signs that something is wrong, such as overwatering or dry spots, and pass that along. Your landscaper or irrigation company can adjust the timer and schedule, and we can note what we saw so they know where to look and what to adjust.

What it does is help catch visible problems earlier, with a dated photo, so your landscaper can respond sooner than if the problem went unseen until you returned.
