Starter Watch is our entry-level home watch plan. Once a month, a True North team member walks through your empty home, works through our 24-point interior and exterior inspection, and sends you a timestamped photo report showing what we saw.

It is a light-touch way to keep a set schedule on your home. Someone looks for the quiet problems that an alarm will not catch, such as a slow leak, rising humidity or an A/C that has stopped cooling, and you have a dated record that the home was checked.

The price is a flat monthly amount based on your home's size, from $75 for homes under 2,000 sq. ft. to $130 for homes of 3,501 to 5,000 sq. ft. If you want visits closer together, the 2-visit and 4-visit plans cost less per visit.

What is included in Starter Watch?

24-point inspection

Each monthly visit covers 13 interior and 11 exterior checkpoints, so you know exactly what was looked at and nothing depends on memory.

Leak and moisture checks

We look under accessible sinks, at visible supply lines, and for stains on ceilings, walls and floors that can signal a slow leak.

A/C and humidity

We confirm the A/C is running and cooling, record temperature and humidity, and check your thermostat is set the way you asked.

Refrigerator and freezer

We confirm the refrigerator and freezer are both cold and running, so food does not spoil while you are away.

Doors and windows

We check that doors and windows are closed, secure and undamaged, and look for pry marks, broken glass or other signs of tampering.

Roof, lanai and yard

We view the roof, soffit and gutters from the ground, and check the lanai, outdoor furniture, pool at a glance and landscaping.

Pests and odors

We look and smell for visible pest activity, mildew or anything that seems off, inside and out.

USPS mail coordination

We coordinate your mail so it does not pile up and the home does not look empty.

    We tour your home with you, note its systems and any special instructions, and answer your questions. There is no obligation, and it is how we tailor the checklist to your home.

    Confirm your size and schedule

    We confirm your home-size price and set up monthly billing. We agree on a visit schedule that suits your travel and tell you what we need from you, such as door or gate access.

    What happens at the monthly visit?

    Once a month we complete the full 24-point inspection, inside and out, taking timestamped photos as we go. The visit is a visual inspection of accessible areas.

    How do I receive the photo report?

    After the visit, you receive the timestamped photo report. It shows what we saw in each area and flags anything that looks different from the last report.

    Follow-up if needed

    If we find a problem, we call you right away with photos. With your approval, we can coordinate a vendor, such as a plumber or A/C technician, and meet them at your home.

How many visits does Starter Watch include?

Starter Watch includes one documented visit a month. Each visit is the full 24-point interior and exterior inspection, followed by a timestamped photo report. If you want visits closer together, our 2-visit plan is about every two weeks and our 4-visit plan is about every week. Each visit is photographed and timestamped, so you can compare reports from month to month.

Is Starter Watch enough for a home I leave for months?

It depends on the home and the season. One visit a month is a light-touch schedule, and a problem could go unseen for up to about a month. Many owners choose more visits for summer and hurricane season. We will talk through your home and travel plans at your free walkthrough.

How do I get started with Starter Watch?

Yes. If your plans change, tell us and we will talk through a plan with more visits, or you can add a single Extra Home Watch Visit when you need one. We confirm any change and the new monthly price with you before it takes effect. Your home-size price is confirmed up front, so there are no surprises when the plan changes.

What does Starter Watch not cover?

Starter Watch is a visual inspection of accessible areas, so we do not make repairs, move heavy items or test systems beyond the checks on our list. If we find a problem we call you and, with your approval, can coordinate a vendor, who bills you directly. Home watch reduces risk but does not remove it.
