Arrival / Departure Home Prep is a concierge service with two parts. Pre-arrival preparation gets the house ready before you land, so you walk into cool air and running water instead of a closed-up home. Post-departure preparation closes the house properly after you leave, using our departure checklist.
You choose the part you need, and each is priced separately at $75. The work is tailored to your request, so tell us what matters in your home. If a request needs more time than a standard visit, we quote it with you first, before any work is scheduled.
Many owners book one service at the start of the season and one at the end. If you also want groceries, vehicle and golf cart start-up and a vendor let in, the Homecoming Package bundles those into one flat price, starting at $295 for homes up to 2,500 sq. ft.

A/C set for arrival
Before you arrive, we set the A/C so your home is cooling down and drying out by the time you walk through the door.
Home aired out
A closed-up home can smell stale. We air it out before your arrival so the first breath inside feels fresh.
Water turned on
On a pre-arrival visit we turn your water on, so taps and fixtures are ready when you are.
Water heater turned on
We turn your water heater on ahead of your arrival, which gives it time to heat before you need hot water.
Fixtures flushed
We flush the fixtures to clear stale water and watch for anything that looks wrong as the water comes back on.
Departure checklist
After you leave, we close the home down using our departure checklist, so it is left properly closed for your time away.
A/C and humidity set
On a post-departure visit we set the A/C and humidity for your absence, which matters in a Florida home that will sit empty.
Photo report
Every visit ends with a photo report sent to you, so you can see the home was prepared or closed the way you asked.

When the visit is done, we send a timestamped photo report so you can see the result without being there. The photos show how the home was left.

Arrival / Departure Home Prep is a single concierge service you choose, priced from $75. The Homecoming Package is a two-visit season opening that also covers grocery stocking, vehicle and golf cart start-up and up to one hour of vendor access, starting at $295. Choose the single service when you only need the home prepared.
What are the limits of this service?
We prepare and close your home and report what we see. We do not make repairs, we do not clean the home, and any vendor we arrange for you bills you directly. If a request needs more time than a standard visit, we quote it first. We cannot guarantee any outcome for your home or insurance.
