What is a condo association liaison?

Condo ownership comes with problems a house does not have. A leak in the unit above, water in the hallway or a balcony door left unlatched can affect your unit and your neighbors. When you are away, you may not hear about it until the damage is done. A liaison is the local person who looks, reports to you and can speak with the building.

On each home watch visit we check your balcony and slider doors and look for hallway and ceiling leaks. If something needs attention, we can be your contact with the association or building manager, with your approval. Your report includes a photo and a note, so you know what we saw and what we did.

This add-on is billed monthly with your home watch plan. We report and pass your concerns along; the association makes its own decisions, and repairs and association fees are not part of the add-on. Tell us at your free walkthrough who your manager is and how you want them contacted.

What’s included

What is included in the Condo Association Liaison add-on?

Balcony door check

We check that your balcony door is closed and secure on each visit and note anything that looks damaged or out of place.

Slider door check

We look at your slider doors and tracks for visible problems and confirm they are closed and secure.

Hallway leak check

We look at the hallway outside your unit for signs of water or damp, since leaks often show there first.

Ceiling leak check

We look at your ceilings for water stains, bubbling paint or damp spots that could point to a leak from above.

Association contact

With your approval, we contact your association or building manager when something needs attention, and we tell you what we reported.

Photo and note

Every report includes a photo and a note about the condo checks, so you see what we saw.

Call to you first

If we find a problem, we contact you right away with photos before anything else happens.

Billed with your plan

The add-on is billed monthly along with your home watch plan and checked at your scheduled visits.

Answers

What do condo owners ask about the liaison add-on?

What does a condo association liaison do?

We check your balcony and slider doors, look for hallway and ceiling leaks on each home watch visit, and, with your approval, contact your association or building manager when something needs attention. Your report includes a photo and a note. We pass concerns along; the association makes its own decisions.

How much does the Condo Association Liaison cost?

It costs $20 per month. It is a flat monthly add-on to a True North Home Watch plan and is billed along with the plan, so there is no separate account. Home watch plans start at $110 a month. Association fees, repairs and any work the association decides on are separate and are not included in the add-on price.

Will you speak with my association for me?

With your approval, yes. If something needs attention, such as a leak or a door problem, we can contact your association or building manager and tell you what we reported. We do not make decisions for the association or for you, and we cannot make the association act. You approve each contact before we make it.

What if you find a leak in my condo?

We contact you right away with photos and a clear description of what we found. With your approval we can contact your association or building manager and coordinate a vendor, such as a plumber, and meet them at your unit. Vendors bill you directly for any work they do, and you approve each step first.

How do I get started?

Request a free walkthrough by calling (239) 301-8657 or emailing info@truenorthhws.com. We tour your condo, note your instructions and confirm the details with you. The add-on is attached to your home watch plan, so tell us which unit it is for and we set it up. If you already have a plan, there is no need to start over.

Does this replace my association or my insurance?

No. It does not replace your association, your building manager or your insurance. It is a visual check and a local contact. True North does not repair anything or promise outcomes, so please do not rely on it in place of your own documents. For questions about what your policy or association documents cover, check with your agent and your association directly.
