Estate Watch is weekly home watch with concierge time built in. Four times a month, True North completes our 24-point inspection and sends a timestamped photo report. Each month you also get two hours of concierge help, such as vendor access, deliveries and stocking.

Larger homes tend to have more going on: more vendors coming and going, more deliveries, more rooms and outdoor areas to check. Having the inspections and the errands handled by one team means one contact, one set of notes and a team that already knows your home.

It is one flat price of $475 a month for homes up to 5,000 sq. ft., priced below buying the home watch plan and concierge time separately. Homes over 5,000 sq. ft. receive a quote, and we confirm the details with you at your free walkthrough.

What is included in Estate Watch?

Four visits every month

Visits fall about a week apart, so a hidden problem is seen within about a week at most.

24-point inspection

Each visit covers 13 interior and 11 exterior checkpoints, photographed and timestamped, with a photo report sent after every visit.

2 hours of concierge time

Each month you have two hours of concierge help for tasks such as letting in vendors, supervising deliveries and stocking the home.

Vendor access

We meet your cleaner, pool, pest or A/C service, let them in, stay while they work and secure the home when they leave.

Deliveries and stocking

We meet deliveries and installation crews, and can stock the fridge and pantry from your list. Grocery costs are billed at cost.

Pre-arrival and post-departure prep

We prepare the home before you arrive and close it properly after you leave, tailored to your request.

Storm-season coordination

We coordinate with you around storm season. We confirm what this covers for your home at your walkthrough.

Leak, humidity and A/C checks

We check under accessible sinks, record humidity and temperature, and confirm the A/C is cooling at every visit.

What happens from the walkthrough to the monthly routine?

    Free walkthrough

    We tour your home with you, noting systems, outdoor areas, vendors and any special instructions. A larger home usually means a longer tour, and we use it to tailor your checklist.

    Set your plan

    We confirm Estate Watch for your home, set up monthly billing and agree on a weekly visit schedule and how your two concierge hours will usually be used.

    Weekly visits

    About once a week we complete the full 24-point inspection, inside and out, photographing and timestamping each checkpoint. It is a visual inspection of accessible areas.

    Concierge help when you ask

    When a vendor, delivery or stocking request comes up, tell us and we confirm the time and handle it on site. We secure the home and let you know the job is done.

Does Estate Watch include hurricane protection?

Estate Watch includes storm-season coordination, and we check for storm damage at each weekly visit. The Hurricane Protection Package is a separate per-storm service with priority inspections before and after a named storm. Ask us at the walkthrough how the two fit together for your home. The Hurricane Protection Package is $450 or $600 a storm, depending on home size.

What does Estate Watch not cover?

Estate Watch is a visual inspection of accessible areas plus concierge help. We do not make repairs, install shutters or guarantee outcomes. If we find a problem we call you and, with your approval, can coordinate a vendor, who bills you directly. Homes over 5,000 sq. ft. receive a quote.
