Essential Watch is our core home watch plan. About every two weeks, a True North team member completes our 24-point inspection of your home, inside and out, and sends you a timestamped photo report so you can see how the house looks.
A visit every two weeks means a hidden leak, a failed A/C or a storm-damaged screen is seen within about two weeks at most, rather than waiting a month. Many owners choose it for shorter absences and for the cooler, drier part of the year.
The price is a flat monthly amount based on home size: $110, $130, $150 or $190 for homes up to 5,000 sq. ft. That works out to about $55 to $95 a visit. Prefer weekly checks? Signature Watch has four visits a month.

Two visits every month
Visits fall about two weeks apart, on a schedule we agree with you at your walkthrough and keep consistent through the season.
24-point inspection
Every visit covers 13 interior and 11 exterior checkpoints, each photographed and timestamped, so every report is complete and comparable.
Leak and plumbing checks
We check under accessible sinks, look at visible supply lines and valves, run designated faucets and flush toilets to keep drains working.
Humidity, A/C and thermostat
We record temperature and humidity, confirm the A/C is cooling and check the thermostat matches your instructions.
Security checks
We confirm doors and windows are secure and look for pry marks, broken glass or other signs of forced entry or vandalism.
Weather and roof check
We look for wind, rain and debris damage, and view the roof, soffit and gutters from the ground for missing tiles or clogs.
Pool, lanai and yard
We check the pool at a glance, lanai screens and ceilings, outdoor furniture and landscaping, and note anything for your vendors.
Photo report every visit
You receive timestamped photos of each room, system and outdoor area, with notes on anything that looks different from the last visit.

What does Essential Watch not include?
Essential Watch is a visual inspection of accessible areas, so we do not make repairs or guarantee that nothing will go wrong. Add-on checks such as boat and dock or standby generator are separate and quoted for your home. Check your insurance policy's vacancy rules with your agent. We confirm any add-on price with you before we start.
