Why It Matters

Why does an empty Florida home need home watch?

An empty home can't tell you when something goes wrong. In Southwest Florida, heat, humidity and storms turn small problems into big ones quickly. Regular home watch visits catch them early and give you peace of mind knowing someone is checking.

Humidity and mold

The EPA advises keeping indoor humidity below 60% and drying water-damaged areas within 24–48 hours to prevent mold (EPA mold guide). We record temperature, humidity and thermostat settings on every visit.

Slow, silent leaks

A dripping supply line or water heater can run for weeks in an empty house. We check under accessible sinks, run faucets, flush toilets and look for water stains on ceilings, walls and floors.

Insurance records

Many policies limit coverage after a home sits vacant for 30–60 days (Insurance Information Institute). Our dated photo reports show your home was checked. Confirm your policy's rules with your agent.

Storm season

Atlantic hurricane season runs June 1 to November 30 (National Hurricane Center). We check for storm damage on every visit and offer a Hurricane Protection Package.

Security

We check doors and windows, look for signs of forced entry or vandalism, and coordinate your USPS mail so the home doesn't look empty.

Pests and odors

Florida pests move in fast when nobody is home. We look for visible pest activity and unusual odors inside and out, so it's handled before it spreads.

Why isn't an alarm or a helpful neighbor enough?

An alarm only tells you when a door or window opens. It won't notice a failed A/C, a slow leak or rising humidity.

A neighbor doing a favor rarely follows a written checklist, keeps a set schedule or sends photos. True North does all three, every visit, and we're accountable to you.

What does it cost to skip home watch?

A leak or failed A/C found in week one is usually a quick service call. The same problem found months later can mean wet drywall, mold cleanup and ruined floors.

Home watch costs about $50 to $130 per visit. For most owners, catching one problem early pays for the service.

Peace of Mind, Documented

What does peace of mind look like with True North?

It looks like a report in your inbox after every visit. Timestamped photos show your home's rooms, systems and outdoor areas exactly as we found them.

You don't have to wonder whether the A/C is running or the lanai survived last night's storm. You can see it.

Whether you're up north for the summer or traveling for a month, you'll know True North Home Watch is monitoring your home and will call you the moment something needs attention.

Accessible plumbing

We check visible supply lines, valves and fixtures for drips or damage.

Refrigerator & freezer

We make sure both are cold and running, so nothing spoils while you're away.

Run designated faucets

Running water keeps drains working and helps us spot problems early.

Toilets & disposal

We flush toilets and run the disposal to keep them working and catch leaks.

Under-sink checks

We look beneath accessible sinks, a common hiding spot for slow leaks.

Pests & odors

We look and smell for signs of pests, mildew or anything that seems off.

USPS mail coordination

Mail doesn't pile up, so your home doesn't look empty.

Outside your home

General exterior condition

A full walk around your home's exterior on every visit.

Doors & windows

We confirm doors and windows are closed, secure and undamaged.

Forced entry or vandalism

We look for pry marks, broken glass or tampering and call you right away if we find any.

Storm & weather damage

We check for wind, rain and debris damage, especially after bad weather.

Roof, soffit & gutters

Viewed from the ground for missing tiles, visible damage or clogged gutters.

Landscaping

We note overgrowth, fallen limbs or anything your landscaper should know about.

Pool & spa

If you have one, we check its general condition at a glance.

Lanai & outdoor living

We check screens, ceilings and outdoor living areas for damage or wear.

Outdoor furniture

We make sure outdoor furniture and accessories are in place and secure.

Visible pest activity

Ants, wasps, rodents and other visible pest activity are noted and reported.

Answers

Home watch questions, answered

Straight answers to the questions Naples, Marco Island and Bonita Springs homeowners ask most. More on our FAQ page.

What is home watch?

Home watch is a scheduled visual inspection of a home while the owner is away. True North Home Watch checks your Naples, Marco Island or Bonita Springs home inside and out for leaks, humidity and A/C problems, pests, storm damage and security concerns. You get a timestamped photo report after every visit, so you always know how your home is doing.

How much does home watch cost in Naples?

True North home watch is a flat monthly price based on home size and visit frequency. One visit a month costs $75 to $130, two visits cost $110 to $190, and four visits cost $200 to $360, for homes up to 5,000 sq. ft. That works out to about $50 to $130 per visit. Homes over 5,000 sq. ft. or with extra structures get a quick on-site quote.

How often should my home be checked while I'm away?

You choose one, two or four visits a month. Weekly visits (four a month) mean a hidden problem has less time to grow, so many owners pick weekly for summer, the hurricane season and high-humidity months. Some insurance policies set their own inspection requirements for unoccupied homes, so ask your agent what yours requires.

What happens if you find a problem?

We contact you right away with photos and a clear description of what we found. With your approval, we can coordinate a trusted vendor, such as a plumber or A/C technician, and meet them at your home. You never have to fly back just to let someone in.

I have an alarm system. Do I still need home watch?

Yes, for most homes. An alarm tells you when someone opens a door. It doesn't notice a slow leak under a sink, an A/C unit that stopped cooling, rising humidity or pests. A home watch visit looks for exactly those quiet problems, and the photo report shows you what we saw.

Does my insurance require home watch?

It depends on your policy. The Insurance Information Institute notes that many homeowners policies limit coverage once a home is vacant for a set period, often 30 to 60 consecutive days. Dated photo reports from every visit give you a record that the home was checked. Your insurer makes all coverage decisions, so confirm the details with your agent.

Is home watch a guarantee that nothing will go wrong?

No. Home watch is a visual inspection of accessible areas, and it reduces risk rather than removing it. What it does is catch problems early, often before they become expensive, and tell you about them fast. Our service disclaimer explains exactly what a visit covers.

Can you check my boat, generator or condo?

Yes. Beyond our standard 24-point checklist, True North can add boat and dock checks, standby generator checks, condo checks, breaker panel and GFCI checks, water heater and main shut-off checks, smoke and CO detector checks, irrigation checks, and key holding with gate and HOA registration. We set these up during your free walkthrough and confirm any extra cost for your home.
